Education Requirements

Salesperson Licensing Requirements

To be eligible for the salesperson examination, applicants must be 18 years of age and fulfill ONE of the following requirements:

  1. Earn a Certificate of Satisfactory Completion from a 60-hour salesperson course from an accredited Missouri real estate school by the test date.
  2. Be a licensed attorney.
  3. Be granted a one-time sitting for the examination by the Missouri Real Estate Commission.

Qualify for a one-time sitting for the examination by having been actively licensed in another state as a salesperson or broker for 12 of the 18 months immediately preceding the test date.

Broker Licensing Requirements

To be eligible for the broker examination, applicants must fulfill the following requirements:

  1. Pass the salesperson examination or have a current salesperson license in Missouri. AND
  2. Fulfill ONE of the following requirements:
    • a. Earn a Certificate of Satisfactory Completion from a 48-hour broker course from an accredited Missouri real estate school by the test date.
    • b. Hold an active Missouri salesperson license for 12 of the last 18 months immediately preceding the application for examination.
    • c. Be a licensed attorney.
    • d. Be granted a one-time sitting for the examination by the Missouri Real Estate Commission.
    • e. Qualify for a one-time sitting for the examination by having been actively licensed as a broker in another state for 12 of the 18 months immediately preceding the test date.

After you have met the eligibility requirements and passed the examination, you may apply for your real estate salesperson's or broker's license. You must submit your application for license to the Missouri Real Estate Commission within six months of the date of your school completion. If no education is required, proof of satisfactory completion of BOTH portions of the required examination must be completed within six months prior to the date the application for license is submitted to the Missouri Real Estate Commission. Follow the instructions on the reverse side of your passing score report to apply for your salesperson's or broker's license.

Continuing Education Requirements

Reciprocity

Due to recent statute changes, all existing reciprocal agreements have been rescinded.

An individual who holds a real estate license in another state/jurisdiction desiring to obtain a real estate license in Missouri, must fulfill the following requirements:

Salesperson Reciprocity

If an individual holds a current and active salesperson license in another state/jurisdiction at the time they apply for a Missouri salesperson license, they must pass the STATE portion of the Missouri salesperson exam and take the 24-hour Missouri Real Estate Practice (MREP) Course. The MREP course can be taken before or after the exam date, but must be taken prior to applying for licensure. The 48-hour Missouri salesperson pre-examination course is not required. Application for licensure must be submitted to the MREC within six months of passing the STATE portion of the Missouri salesperson exam.

A license (history) certification issued within three months from the real estate commission of the state/jurisdiction from where applying must be provided with the application for licensure. A copy of the license is not acceptable. Certifications that are more than three months old, or do not reflect that the individual holds a current and active license, will cause the application to be deemed incomplete. If a licensing application is not provided by AMP at the test site upon passing the State portion of the exam, contact the Missouri Real Estate Commission at 573-751-2628 (option 2). Missouri resident salesperson application fees are $95.00 and non-resident salesperson application fees are $155.00. Nonresidents must also include the attached Nonresident Consent form with the application for licensure.

Broker Reciprocity

If an individual holds a current and active salesperson license in another state/jurisdiction and wishes to obtain a Missouri broker's license, they will be required to have 24 of last 30 months active salesperson experience, take the Missouri 48-hour broker pre-examination course, take BOTH portions of the Missouri broker exam and apply for licensure within six months of the 48-hour broker course completion date.

If an individual holds a current and active broker license in another state/jurisdiction (other than those states/jurisdictions who have ONLY broker licenses) they must have 24 of last 30 months active license experience as a salesperson or broker, pass the STATE portion of the Missouri broker exam, and apply for licensure within six months of passing the STATE portion of the Missouri broker exam. The 48-hour broker pre-examination course is not required. If licensed in a state/jurisdiction that only issues broker licenses, Missouri will recognize the single license as a salesperson license.

If planning to operate as a corporation, partnership, or LLC, the applicant will also need to obtain a real estate license for that entity. The entity application, Application for a Real Estate Corporation, Partnership or Association (LLC) License, can be located on the Missouri Real Estate Commission's web site at www.pr.mo.gov/realestate.asp under Application Forms. Fee for a Missouri entity is $80 and nonresident entity is $150.

Reporting

Student Reporting Requirements

Submit a correct and complete FORM E (roster) to the Commission within 10 days after any course offering; Submit dates, time and location(s) FORM F (Clearinghouse) of course offerings no later than 10 days prior to each course offering;

Maintain all records for no less than 3 years;

Case Management Requirements

Issue a completed FORM D (certificate) to each licensee, in person, upon course completion;

Supply an on-site instructor aide in any class of more than 25 licensees; and

File any substantive course revision with a fee of $15 per hour at least 30 days before offering the revised course, and offer no course until written approval is received. Courses must follow the outline on file with the Commission.
