New Mexico State Requirements

Education Requirements

As of January 1, 2006 we have just two types of real estate licenses in New Mexico: 1. Associate Broker (formerly our Salesperson License) 2. Qualifying Broker

Salesperson Licensing Requirements

Associate Broker (formerly our Salesperson License)

  • A. be at least 18 years of age;
  • B. be a legal resident of the United States;
  • C. if currently or previously licensed in another state, submit a certified license certificate or certified license history;
  • D. candidates for the real estate broker's examination must document completion of ninety (90) credit hours of commission approved real estate pre-licensing courses consisting of one thirty (30) credit hour course each in Real Estate Principles and Practice, Real Estate Law, and Broker Basics prior to taking the examination.

Broker Licensing Requirements

Qualifying Broker's Examination Requirements:

  • A. Be at least 18 years of age;
  • B. Be a legal resident of the United States;
  • C. if currently or previously licensed in another state, submit a certified license certificate or certified license history;
  • D. have met one of the following requirements:

1) individuals who did not hold a New Mexico real estate broker's license on or before December 31, 2005 shall have been actively engaged in real estate business as an associate broker or salesperson for at least two of the last five years immediately prior to making application for a New Mexico qualifying broker's license, shall document completion of one hundred twenty (120) hours of commission approved prelicensing courses, including one thirty (30) credit hour course each in real estate principles and practices, real estate law, broker basics, and a qualifying broker or brokerage office administration course, and shall have passed the broker's examination;

2) individuals who held a valid New Mexico real estate broker's license on or before December 31, 2005 shall have been actively engaged in the real estate business as an associate broker or salesperson for at least two of the last five years immediately prior to making application for a New Mexico qualifying broker's license, and shall document completion of a thirty (30) hour qualifying broker or brokerage office administration course designated by the commission;

3) individuals who automatically became associate brokers on January 1, 2006 pursuant to 16.61.31.8 (D) shall have been actively engaged in the real estate business as an associate broker or salesperson for at least two of the last five years immediately prior to making application for a New Mexico qualifying broker's license, shall document completion of a thirty (30) hour qualifying broker or brokerage office administration course designated by the commission, and shall pass a real estate broker's examination approved by the commission.

Continuing Education Requirements

As of January 1, 1998 a new education policy has been implemented. The new policy still allows for all licensees who have been continuously licensed for 20 years and who are 65 years of age to be exempt from continuing education. The new policy requires all licensees to complete 30 credit hours of continuing education every three years from the first date of licensure, and every three years thereafter. Licensees are required to take the 8 hour MANDATORY Course and 22 additional hours of Commission approved courses. However Commission approved courses will be categorized and granted as follows:

E = EDUCATION - A minimum of 12 hours per three-year cycle. No one course can provide more than 10 hours of credit. All 22 credit hours can be taken in the EDUCATION category.

T = TRAINING - A maximum of 10 credit hours per three-year cycle, with allowable credit hours determined by the Commission. No one course can provide more than 10 hours of credit.

Reciprocity

EDUCATION AND LICENSURE IN ANOTHER STATE

The New Mexico Real Estate Commission is authorized by statute and rule to enter into written license recognition agreements with states that allow the issuance of real estate licenses to applicants from New Mexico in substantially the same manner. Presently, New Mexico has written license recognition agreements with Colorado, Wyoming, Oklahoma, Montana, Nebraska, Louisiana, and Georgia.

  • A certificate of license history from the jurisdiction(s) in which you are currently or were previously licensed.
  • A certificate of current errors and omissions (E&O) insurance coverage from Rice Insurance Services, New Mexico's contract insurance program manger, or another carrier.   • A notarized arrest record check from the state police or equivalent law enforcement agency in your jurisdiction of residence.
  • A $240 fee for a three-year license.
