Education Requirements

Salesperson Licensing Requirements

To become eligible to obtain a SALESPERSON license in Alabama, and applicant who does not hold a current real estate license in another state must:

  1. Be a U.S. citizen or lawful permanent resident;
  2. Be at least 19 years old;
  3. Show proof of bona fide residency in any state in the U.S.;
  4. Show proof of high school graduation or GED;
  5. Not have been convicted of a felony or a crime involving moral turpitude;
  6. Not have had a real estate application or license rejected or revoked in any state within the past two years.
  7. After meeting the education and/or experience requirements, pass the licensing examination.

Additionally, a SALESPERSON applicant must:

Prior to taking the state exam, successfully complete an approved 60 clock hour prelicense course. (Salesperson applicants who started the prelicense course prior to October 1, 2004 have 24 months to pass the state exam after completing this course. Applicants who started the course after October 1, 2004 have 12 months to pass the state exam after completing the course. If these deadlines are not met, the course must be retaken.) AND

Must complete a 30 hour post license training course within the first twelve months of licensure in order to be issued an original (permanent) license. Further, the course must be completed and original license issued within the first six months in order to maintain an active license.

Salesperson Requirements - Completion of a 60 clock hour course approved by the Commission. Applicants must take and pass the salesperson's examination within 12 months of course completion.

Broker Licensing Requirements

To become eligible to obtain a BROKER license in Alabama, and applicant who does not hold a current real estate license in another state must:

  1. Be a U.S. citizen or lawful permanent resident;
  2. Be at least 19 years old;
  3. Show proof of bona fide residency in any state in the U.S.;
  4. Show proof of high school graduation or GED;
  5. Not have been convicted of a felony or a crime involving moral turpitude;
  6. Not have had a real estate application or license rejected or revoked in any state within the past two years.
  7. After meeting the education and/or experience requirements, pass the licensing examination.

Additionally, a BROKER applicant must:

Successfully complete an approved 60 clock hour prelicense course. AND Must have held an active real estate salesperson license in any state for at least 24 months of the 36 month period immediately preceding the date of application.

Broker Requirements .- Completion of a 60 clock hour course approved by the Commission plus holding an active salesperson's license for 24 of the 36 months prior to application.

Continuing Education Requirements

Every two years a total of fifteen (15) clock hours of continuing education prescribed by the Commission is required for renewal of an active license. The fifteen hour continuing education course requirement is as follows:

  1. 3 clock hours in "Risk Management" (Course Code 500) AND
  2. 12 hours in approved elective courses

Post-License Requirements

Completion of the 30 hour post license course for salespersons within the first six months of licensure for active licensees and within one year for inactive licensees.

Note: There is no post license requirement for brokers.

Reporting

Student Reporting Requirements

The instructor shall within ten (10) days of course completion, report credit for the students who successfully completed the course to the Commission via the electronic submission program provided by the Commission.

Each licensee shall be responsible for checking the Commission Web site two (2) weeks after course completion to ensure course credit has been accurately reported. If it has not been accurately reported, it is the licensees' responsibility to contact the instructor or school and have the correct information sent to the Commission

CASE MANAGEMENT PROCEDURES FOR CONTINUING EDUCATION

  1. To meet continuing education requirements, licensees must complete fifteen (15) clock hours each license period as set out below:(a) Three (3) clock hours in Risk Management (b) Twelve (12) clock hours in Commission approved elective courses
  2. In order to meet the requirement of (1)(a) of this rule, each student enrolled in the course shall be provided with the Alabama Real Estate Research and Education Center's copyrighted Risk Management manual which is the most current edition.
  3. The curriculum for continuing education courses offered for elective credit shall consist of subjects which are "core" real estate and which will assist the licensee in fulfilling the Commission's objective of protecting the public. Some examples of acceptable subject matter are License Law, RECAD (Real Estate Consumer's Agency and Disclosure Act), real estate ethics, real estate financing, appraisal and valuation, fair housing, truth-in-lending, agency relationships, agency disclosure, liability of real estate agents, writing contracts, handling escrow funds, environmental issues, negotiating techniques, listing and buyer presentations, writing and presenting offers, showing property, sales skills, communication skills, marketing, certain financial calculator courses, computer courses which are real estate specific and how to utilize technology in the practice of real estate. Examples of unacceptable subject matter are motivational courses, personal development courses, sales meetings, in-house training and orientation courses. All course topics and content are subject to approval by the Commission.
  4. All continuing education courses must be taken from a Commission approved school and taught by a Commission approved instructor, except as provided in Rule 790-X-1-.12.
