Deeds As one of the most common instruments of title conveyance all real estate professionals need a clear understanding of how and when to use deeds. This course teaches you the differences between titles and deeds, types of deeds, as well as what is required and when to use them. Meets 3 hour mandatory Fair Housing requirement. Real Estate Appraisal This course covers the theories, rules, duties and activities that guide the real estate appraisal process. An appraiser must also conduct him or herself professionally, ethically and honestly. There are guidelines regarding professionally and ethically correct behavior of appraisers as well which are also covered by this course. The entire appraisal process should be carried out in the best possible way for consumers and licensees as well as the real estate market. Estimating Gross Living Area Learn the industry standard for measuring total square footage of detached single- family homes and multi-family gross building areas. Gain an understanding of the calculation process and how to obtain accurate and reproducible measurements for total gross living area of residential properties. Learn how to treat the finished areas above- and below-grade, the finished living area above the garage, and the unfinished areas within the structure. Arizona Contract Law This course covers Arizona real estate purchase contracts, standards, regulation forms as well as various other elements of a contract. In addition this course covers your role, rights and obligations as a licensee/broker as well as those of your clients. Learn how to fill out and explain one of the most common contracts and the answers to frequently asked questions. Meets 3 hour mandatory Contract Law requirement. Real Life Real Estate: Disclosure Issues This course provides detailed information regarding laws and regulations governing disclosure requirements for the Licensee, the Buyer, and the Seller in residential real estate transactions in the state of Arizona. It will address new disclosure laws that have come into effect recently, and legal precedent that further underscores the need for full and proper disclosure by all parties. This course will also examine some very common “real life real estate” disclosure dilemmas, and offer expert advice on how to handle them. We will also review what the Arizona Department of Real Estate requires to be disclosed by licensees and brokers, as well as some of the accepted disclosure forms provided by the Arizona Association of Realtors. Home Inspection This course presents an overview of the home inspection business and explains how it fits into the real estate industry as a whole. In addition, the course covers the regulatory bodies and professional organizations associated with home inspection. At the conclusion of this course, the student will understand the methods used to inspect homes, will know what to look for when examining properties, both inside and out, and will understand the various types of inspection reports and the differences between them. Titles and Records This course provides an understanding of the process of recording, types of public records and the difference between titles and deeds. Essential knowledge which helps avoids complications concerning property ownership rights. Meets 3 hour mandatory Real Estate Legal Issues requirement. Commissioners Rules This course provides detailed information on the laws and regulations governing the real estate industry in Arizona. It provides a comparison of different governmental and industry regulations, as well as the most recent changes in the Commissioner’s Substantive Policy Statements.
