The purpose of this mandatory 24-hour Missouri Real Estate Practice course is to prepare students to begin a career in real estate with knowledge of the day-to-day activities of a real estate licensee. This course begins with an exploration of agency, including an agent’s duties to clients, the creation and termination of agency relationships, broker disclosure forms and requirements, agency misrepresentation issues, and relevant Missouri statutes and Commission rules. The student moves on to topics, practices, laws, and forms associated with seller and buyer representation. Dual agency, transaction brokers, compensation issues, cooperation with other licensees, and antitrust laws are also discussed in this section. The next portion of the course addresses appraisals and pricing property, starting with a look at the role of the appraiser and Missouri laws regulating appraisers before examining the appraisal process and the principles and methods used by appraisers. This section ends with a lesson detailing the major components of a competitive market analysis and the steps in completing a CMA. This course features valuable information on home construction and inspection, including an overview of the parts and potential problems relating to house foundations, roofs, walls, floors, heating and cooling systems, and electrical and plumbing systems. Students will then explore home financing, from the mortgage markets and major lenders to various types of financial instruments, the loan process, and alternative financing such as adjustable rate mortgages. The course will also discuss subprime loans and the effects of predatory lending and the subprime market. Earnest money, escrow accounts, and applicable Missouri laws are examined. The contracts section contains practical information about the paragraphs of Missouri real estate sales contracts, the essential legal elements of a contract, contract interpretation and modification, and breach of contracts. This extensive course ends with lessons exploring the closing process, the role of an escrow agent, title insurance, settlement statements, and the estimation and proration of closing costs.

PSI National Exam Prep 360™ (Online)

This course will help prepare students for the PSI Real Estate Salesperson licensing exam. PSI administers the 2½-hour exam, comprised of 80 national questions and 30 state questions, via computer, on-site, at PSI testing centers. In addition to reviewing the PSI format, test taking skills and real estate terminology, this course also offers ten exams representative of the PSI testing content. Upon completion of this course, the student will be better prepared to take and pass his or her licensing exam.

Initially, this course will cover the PSI testing format and test taking skills. The key to passing the exam, however, lies in knowing your terminology. For this reason, before the practice exams, we will cover important terminology in a flash card format. The last sections of this review contain five practice exams. State Requirements

Missouri Real Estate Education Requirements

Salesperson License

To obtain a Missouri salesperson license, applicants must be 18 years of age and fulfill ONE of the following requirements:

  1. Earn a Certificate of Satisfactory Completion from a 48 hour pre-exam Salesperson Course from an accredited Missouri real estate school on or before the exam date, pass BOTH portions of the Missouri salesperson examination and complete the 24-hour Missouri Real Estate Practice Course (MREP) prior to submitting application for license. MREP course can be taken before or after exam date. Complete application for license must be submitted within six months of the completion date of the 48-hour pre-exam salesperson course; OR
  2. Be a licensed attorney and pass BOTH portions of the Missouri salesperson examination. (Education requirements are waived.) Complete application for license must be submitted within six months of passing the exam. If both portions of the exam are not passed at one sitting, the application for license must be submitted within six months of the first passing exam score. A copy of current Bar card must be provided with the application for license; OR
  3. Hold a current and active real estate license in another jurisdiction; pass the STATE portion of the Missouri salesperson exam and complete the 24-hour Missouri Real Estate Practice Course (MREP). MREP course can be taken before or after exam date. Complete application for license must be submitted within six months of passing the exam. A current license (history) certification issued within three months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy of license is not acceptable)

Broker License

To obtain a Missouri broker license, applicants must be 18 years of age and fulfill ONE of the following requirements:

  1. Hold a current and active Missouri salesperson license for at least 24 of the last 30 months immediately preceding the application for license, earn a Certificate of Satisfactory Completion from a 48-hour pre-exam broker course from an accredited Missouri real estate school on or before the exam date, and pass BOTH portions of the Missouri broker exam. Complete application for license must be submitted within six months of the completion date of the 48-hour pre-exam broker course; OR
  2. Be a licensed attorney, hold an active salesperson license and pass BOTH portions of the Missouri broker examination, OR if unlicensed, pass BOTH portions of the Missouri salesperson examination and BOTH portions of the Missouri broker examination. (Education requirements and license experience are waived.) Complete application for license must be submitted within six months of passing the Missouri broker exam. If both portions of the exam are not passed at one sitting, the application for license must be submitted within six months of the first passing broker exam score. A copy of current Bar card must be provided with the application for license; OR
  3. Hold a current and active salesperson license in another jurisdiction, have 24 of the last 30 months active salesperson experience, earn a Certificate of Satisfactory Completion from a 48-hour pre-exam broker course from an accredited Missouri real estate school on or before the exam date, and pass BOTH portions of the Missouri broker examination. Complete application for license must be submitted within six months of the completion date of the 48-hour pre-exam broker course. A current license (history) certification issued within three months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy of license is not acceptable); OR
  4. Hold a current and active broker license in another jurisdiction, have 24 of the last 30 months active license experience as a real estate salesperson or broker, pass the STATE portion of the Missouri broker exam. Complete application for license must be submitted within six months of passing the STATE portion of the broker exam. A current license (history) certification issued within three months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy of license is not acceptable).

Missouri Real Estate Continuing Education Requirements

New MO Salesperson or Brokers licenses must complete the “Missouri Real Estate Practices” course prior to the first renewal, which always occurs Sept. 30 of even numbered years for Salesperson and June 30 of even numbered years for Brokers.

Missouri Law states that you may only complete maximum of 6 hours of Continuing Education courses in one day. To receive credit, you will be required to take and pass a final exam online with a minimum score of 75%.

You must complete 12 hours of state approved courses every 2 years with 9 hours in elective and 3 hours of core course. To receive credit, you will be required to take and pass a final exam online with a minimum score of 75%.

Sales agents should renew their real estate license prior to September 30th every even numbered year and Brokers every June 30th of the even numbered year.
