Education Requirements

Salesperson Licensing Requirements

  1. Thirty hours of classroom instruction in real estate practice;
  2. Thirty hours of classroom instruction that includes the subjects of Ohio real estate law, municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination. If feasible, the classroom instruction in Ohio real estate law shall be taught by a member of the faculty of an accredited law school. If feasible, the classroom instruction in municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination shall be taught by a staff member of the Ohio civil rights commission who is knowledgeable with respect to those subjects. The requirements of this division do not apply to an applicant who is admitted to practice before the supreme court.
  3. Thirty hours of classroom instruction in real estate appraisal;
  4. Thirty hours of classroom instruction in real estate finance.

Broker Licensing Requirements

If beginning instruction prior to August 1, 2001, has successfully completed at an institution of higher education all of the following:

  1. Thirty hours of classroom instruction in real estate practice;
  2. Thirty hours of classroom instruction that includes the subjects of Ohio real estate law, municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination. If feasible, the classroom instruction in Ohio real estate law shall be taught by a member of the faculty of an accredited law school. If feasible, the classroom instruction in municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination shall be taught by a staff member of the Ohio civil rights commission who is knowledgeable with respect to those subjects. The requirements of this division do not apply to an applicant who is admitted to practice before the supreme court.
  3. Thirty hours of classroom instruction in real estate appraisal;
  4. Thirty hours of classroom instruction in real estate finance;
  5. Three quarter hours, or its equivalent in semester hours, in financial management;
  6. Three quarter hours, or its equivalent in semester hours, in human resource or personnel management;
  7. Three quarter hours, or its equivalent in semester hours, in applied business economics;
  8. Three quarter hours, or its equivalent in semester hours, in business law.

If beginning instruction on or after August 1, 2001, has successfully completed at an institution of higher education all of the following:

  1. Forty hours of classroom instruction in real estate practice;
  2. Forty hours of classroom instruction that includes the subjects of Ohio real estate law, municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination. If feasible, the classroom instruction in Ohio real estate law shall be taught by a member of the faculty of an accredited law school. If feasible, the classroom instruction in municipal, state, and federal civil rights law, new case law on housing discrimination, desegregation issues, and methods of eliminating the effects of prior discrimination shall be taught by a staff member of the Ohio civil rights commission who is knowledgeable with respect to those subjects. The requirements of this division do not apply to an applicant who is admitted to practice before the supreme court.
  3. Twenty hours of classroom instruction in real estate appraisal;
  4. Twenty hours of classroom instruction in real estate finance.

Continuing Education Requirements

Three-Year-Renewal: Real Estate Broker and Salesperson licenses renewed on a timely basis on or after January 1, 2007, shall be renewed for a three year period and shall be due on the licensee's birthday in the calendar year during which the licensee's continuing education is due.

1301:5-7-02 Continuing education requirements.

For every such three-year reporting period, licensees must complete thirty hours consisting of:

  1. Civil Rights: Three hours of your continuing education must be taken in a course dedicated exclusively to instruction in recently enacted municipal, state and federal civil rights law, civil rights case law, desegregation issues, and methods of eliminating the effects of prior discrimination.
  2. Core Law: Three hours of your continuing education must be taken in a legal update course. This is a course that is devoted exclusively to recently enacted state and federal legislation affecting the real estate industry, relevant state real estate licensing laws and regulations, recent court decisions, ethics and related reports.
  3. Canons of Ethics: Three hours of your continuing education must be taken in a course that covers the canons of ethics as adopted by the Ohio Real Estate Commission.
  4. Electives: The remaining 21 hours of continuing education may consist of electives.

Post-License Requirements

No later than twelve months after the date of issue of a real estate salesperson license to a licensee, the licensee shall submit proof satisfactory to the superintendent, on forms made available by the superintendent, of completion, at an institution of higher education or any other institution approved by the commission, of ten hours of classroom instruction in real estate courses that cover current issues regarding consumers, real estate practice, ethics, and real estate law.

No later than twelve months after the date of issue of a real estate broker's license to a licensee, the licensee shall submit proof satisfactory to the superintendent, on forms made available by the superintendent, of the completion of ten hours of classroom instruction in real estate brokerage at an institution of higher education or any other institution that is approved by the commission. That instruction shall include, but not be limited to, current issues in managing a real estate company or office.

Reciprocity:

Education And Licensure In Another State

1301:5-3-09 Reciprocity agreements. (A) Pursuant to sections 4735.07(E) and 4735.09(E) of the Revised Code. The commission, in its discretion, may enter into reciprocity agreements with licensing bodies or agencies from other states where those states have similar licensing requirements, and where similar recognition is extended to licensees of this state.

(B) Such reciprocity agreements shall require non-resident applicants for an Ohio real estate license to: (1) Hold a real estate license from the jurisdiction with which Ohio has a reciprocity agreement, and (2) Submit proof of completion of pre-licensure education as defined in section 4735.07(B)(6)(a)(ii) or (B)(6)(b)(ii) of the Revised Code for brokers and section 4735.09(F)(6)(a)(ii) or (F)(7)(b) of the Revised Code for salespersons, and (3) Receive a passing score on the jurisdictional portion of the real estate examination. (C) The commission may cancel said reciprocity agreements with states whose licensing requirements are no longer similar to those of the state of Ohio.

Reporting:

Student Reporting Requirements

Each offring entity shall submit to the division of real estate, within fifteen days after completion of each offering, a list of licensees who successfully completed the course.

The list shall include:

  1. Course title and certification number;
  2. Date conducted;
  3. Address location where the course was conducted;
  4. Licensee name;
  5. Licensee file number;
  6. Licensee address (home or business).
