Salesperson Licensing Requirements

Oregon eliminated the salesperson license category and became an "all-broker" state in 2002. You must hold a broker license to perform professional real estate activity in Oregon. [ORS 696.010(13)]

To obtain a real estate broker license in Oregon, you must:

  1. Clear a background check.
  2. Successfully complete the 150-hour required course of study from an approved course provider.
  3. Pass both the state and national section of the broker license examination.

Once all the above requirements have been met in any order, you are then eligible to apply for a real estate license. The Real Estate Agency will send a broker license application to you after you have passed the license examination.

Broker Licensing Requirements

Real Estate Broker

All licenses are issued for two-year terms. Prior to the first renewal, a broker must also complete a course in Advanced Real Estate Practices, 30 hours. All licensees must complete 30 hours of continuing education every two years in order to renew their licenses. The Advanced Real Estate Practices course can be used to meet the brokers first 30-hour continuing education requirement as well as their course requirement.

Principal Real Estate Broker

Same as Broker requirements, plus a course in Brokerage Administration and Sales Supervision, 40 hours. Principal brokers must also have three years license experience, although there are exceptions. Out-of-state experience is generally accepted.

Continuing Education Requirements

  1. Generally. To renew an active license, a licensee shall provide evidence of completion during the preceding two license years of at least 30 clock hours of real estate oriented continuing education.
    • A licensee shall complete fifteen clock-hours of continuing education courses in at least one of the following required topics:
      • Trust Accounts;
      • Misrepresentation;
      • Anti-Trust;
      • Rule and Law Update;
      • Property Management;
      • Commercial Brokerage and Leasing;
      • Real Estate Taxation: Federal, State and Local;
      • Agency;
      • Fair Housing;
      • Contracts;
      • Evaluation of Property;
      • Brokerage Management; or
      • Land;
      • Business Ethics.
    • A licensee shall complete the remaining fifteen hours in any of the above required course topics or in other elective real estate oriented continuing education courses.
    • Courses related to personal skills such as time management, and routine meetings and luncheons shall not be considered real estate oriented continuing education courses.
    • Courses shall be a minimum of one clock hour in length. A clock-hour is measured in sixty-minute increments, exclusive of meal breaks or rest breaks.
    • Credit shall not be given for repeating a continuing education course with the same content during a two-year renewal period.

The Oregon Real Estate Agency does not approve continuing education courses. CE is approved by the certifying licensee (principal broker or property manager). Principal brokers, sole practitioner brokers and unaffiliated property managers self-certify their own continuing education.

Applicants for a brokers license must complete a "national" examination of 150 questions and an Oregon, or "state" exam of 50 questions with a score of 75% or higher on each. If you already have a brokers or sales license in another state the Real Estate Agency may require that you take only the Oregon exam.

If you have a brokers license (or a sales license) in another state, and you have at least three years experience, you may take the 40-hour Brokerage Administration and Sales Supervision course in addition to the seven broker courses above and be granted a principal brokers license upon passing the exam(s). Persons who already hold an Oregon brokers license may become principal brokers just by taking the Brokerage Administration and Sales Supervision course and having the three years of experience. They have already passed the Oregon brokers exam, so they do not need to take any additional exams. Note that Oregon has just a brokers exam; not a separate brokers exam and sales exam.

Reciprocity/Residency:

Applicants for a brokers license must complete a "national" examination of 150 questions and an Oregon, or "state" exam of 50 questions with a score of 75% or higher on each. If you already have a brokers or sales license in another state the Real Estate Agency may require that you take only the Oregon exam.

Student Reporting Requirements

Standard Certificate used by all schools. An original certificate will be included with the school's letter of approval. The form may be duplicated onto the school's letterhead. The information and the wording of the certificate may not be altered.
