Real Estate Continuing Education Requirement

Complete 15 hours of state approved courses every 2 years, these courses must include 6 hours of Mandatory legal courses including:

  • Legal Updates
  • Ethics

The other 9 hours are elective courses

  • Pass a course final exam for mandatory legal courses (grade of 70 required to pass).
  • All sales agents renew every 2 years in the month their license was received.

Salesperson Annual Education (SAE) Requirements


For Those Applying On or After January 1, 2006

A Salesperson is required to have completed a total of 18 semester (270 classroom) hours of education, at least 14 semester (210 classroom) hours of which must be in core real estate courses, by the end of their first year of licensure. On the chart below, one can see that 150 of those classroom hours in core real estate courses are to have been completed before the application for the Salesperson license is made (and may be filed along with the application). Please note that this means only 4 additional semester (60 classroom) hours in core real estate courses are required to be filed during the first year as a licensed Salesperson. These hours are known as SAE, or Salesperson Annual Education. These 60 additional classroom hours in core real estate for the SAE must be submitted and on the TREC system by the end of the first year of licensure.

Note: Should the hours be completed PRIOR to the first renewal, the licensee will have satisfied the SAE requirements, and will then be under Mandatory Continuing Education (MCE) requirements.

For Those Who Applied Prior to January 1, 2006

A Salesperson is required to complete a total of 18 semester hours (270 classroom hours) of education by the end of their third year of licensure. At least 14 semester hours (210 classroom hours) of the 270 classroom hours must be in core courses. This education is referred to as Salesperson Annual Education (SAE).

At the end of the first year records must contain a minimum of 150 core classroom hours and 60 related, MCE or core classroom hours, totaling 210 classroom hours.
At the end of the second year records must contain a minimum of 180 core classroom hours and 60 related, MCE or core classroom hours, totaling 240 classroom hours.
At the end of the third year records must contain a minimum of 210 core classroom hours and 60 related, MCE or core classroom hours, totaling 270 classroom hours.

When the SAE requirements have been met, the Salesperson will be given a two year license at their next license renewal, as they will then be under Mandatory Continuing Education (MCE) requirements for each successive renewal period (please note that once under MCE requirements, renewal periods last two years). The Salesperson under MCE requirements will be required to submit 9 classroom hours of MCE electives; 3 classroom hours in TREC’s required Legal Update course; and 3 classroom hours in TREC’s required Ethics MCE course (totaling 15 MCE classroom hours).

Note: *Of the 120 hours, 60 hours must be in Principles of Real Estate and 30 hours each in Law of Agency and Law of Contracts. Core credit will not be awarded for the same core courses taken within three years of each other. Note: Should the hours be completed PRIOR to the third renewal, the licensee will have satisfied the SAE requirements. TREC Requirements.

Real Estate Salesperson

Before applying for a real estate Salesperson License, an individual must first furnish the Commission satisfactory evidence of successfully completing the following education:

1. Principles of Real Estate core real estate course [60 classroom hours]
2. Law of Agency core real estate course (30 classroom hours)
3. Law of Contracts core real estate course (30 classroom hours)
4. An additional core real estate course (30 classroom hours)
5. Another four semester (60 classroom) hours in core courses or in related courses acceptable to the Commission.

Real Estate Broker

To be eligible to apply for a real estate Broker License, an individual must first furnish the Commission satisfactory evidence of successfully completing the following:

1. Not less than two (2) years active experience in Texas as a licensed real estate salesperson or broker during the 96 month period immediately preceding the filing of the application;

or

If licensed as a broker in another state, not less than two (2) years active experience as a licensed real estate salesperson or broker during the 36 month period immediately preceding the filing of the application.

2. 270 classroom hours of core real estate courses.
To file a broker application on or after Jan. 1, 2008, a 30-hour Real Estate Brokerage course must be completed as part of the 270 core hours.

3. An additional 630 classroom hours in related courses acceptable to the Commission.
