Affiliate Broker Candidates
Must complete 60 hours of real estate principles/fundamentals before they take the examination. Affiliate brokers licensed after 12/31/04 must have completed the 30-hour "Course for New Affiliates" prior to their license being issued and a letter or certificate of completion of the "Course for New Affiliates" must also be submitted with the license application.
Broker Candidates
To be eligible for the examination, broker candidates must have held an ACTIVE license that meets one of these criteria:
24 months actively licensed, if licensed as an affiliate broker on or before May 12. 1988
36 months actively licensed, if licensed as an affiliate broker after May 12, 1988.
24 months actively licensed, if the candidate has a baccalaureate degree with a major in real estate.
In addition to experience, broker candidates must have successfully completed 120 classroom hours of approved real estate education, 30 hours of which must be an "Office/Broker Management" course taken at a school approved by the Tennessee Real Estate Commission. Broker Candidates must submit the complete Broker Examination Application to the Tennessee Real Estate Commission. Commission approval is necessary before the broker candidate may make an examination appointment. After completing a review of education and experience documentation, the Tennessee Real Estate Commission will inform candidates of eligibility for examination. The approval process takes approximately 4 weeks to complete. Candidates may make an examination reservation after they have been approved.
Affiliate Broker Continuing Education Requirements
There are different requirements for affiliate brokers based on the date the affiliate broker's license was issued. Check your license issuance date to be sure that you meet the correct education requirement for license renewal.
All affiliate brokers needing continuing education must take the TREC CORE 05/06 (a specific four-hour course which is approved for both classroom and home study delivery), and at least 12 hours of elective education.
Brokers licensed after January 1, 2001 must complete 120 additional hours of Commission approved education before the third anniversary of their broker license. Brokers licensed after January 1, 2005 must complete continuing education requirements after completing the 120-hour post license requirement.

Student Reporting Requirements
Each sponsor of any Tennessee Real Estate Commission approved continuing education course for affiliate brokers, or post licensing course for brokers, shall submit, within ten (10) working days of the completion of the course, to the Commission, a roster of all students who successfully complete each course. The roster shall include the name, social security number and file identification number of each student. This information must be provided on a roster form approved by the Commission.
Case Management Procedures For Continuing Education
Each hour of classroom instruction required by =it T.C.A. § 62-13-303 shall consist of fifty (50) minutes of actual instruction.
There shall be a sixty (60) hour course in basic principles required of all applicants for an affiliate broker's license under T.C.A. § 62-13-303.
