Salesperson Licensing Requirements
5.1 INITIAL BROKER EDUCATION
All applicants for a broker's license must successfully complete a broker's course, which will consist of at least eight hours of instruction approved by the Commission. A list of approved broker's courses can be obtained by writing to the Commission. Any person may seek the approval of a course of study by petitioning the Commission.
Broker Licensing Requirements
5.3 EDUCATION WHICH SUBSTITUTES FOR EXPERIENCE
The Commission may waive the experience required for a broker's license for an applicant who has completed 24 semester credit hours of college level courses which are relevant to the practice of selling real estate and performing brokerage services. Courses in real estate law, agency, marketing, contracts, finance, economics or land use may be considered, but the applicant must show the relevance of the coursework. The coursework must cover a broad range of real estate-related subjects. Official transcripts from accredited schools must be provided. Application forms are available on request.
Continuing Education Requirements
- Brokers applying for renewal of licenses must complete twelve hours of continuing education during the two-year period ending on the renewal date. Salespersons applying for renewal of licenses must complete eight hours of continuing education during the two-year period ending on the renewal date. Four hours of the instruction required of brokers and salespersons must be in a subject designated by the Commission for that licensing period. The courses taken must be approved by the Commission as continuing education courses. A list of approved continuing education courses can be obtained by writing the Commission. Any person may seek individual approval a course by petitioning the Commission no later than 90 days before licensing renewal.
- The Commission may waive or postpone the continuing education requirement for licensees who demonstrate extreme hardship in meeting the requirement. Requests for waiver or postponement must be made in writing and must explain the circumstances creating a hardship. If the Commission finds that an extreme hardship exists, it normally will allow a postponement for the shortest period necessary to complete the continuing education requirement. Waivers will be granted in only the most unusual cases of extreme hardship. No licensee may be granted a postponement or waiver for a second successive renewal period.
- The Commission appoints an education committee consisting of two Commission members, the Executive Director, and members of the profession and public, to advise the Commission on standards for approval of courses and the application of those standards, once adopted by the Commission, to particular courses.
Reciprocity
Education And Licensure In Another State
No reciprocity.
Active out-of-state Salespersons applying for a Vermont Salesperson license must:
- Complete a Vermont salesperson pre-licensing course. If you have completed at least 40 hours of pre-licensing education, only the Vermont law pre-licensing course is required.
- If you have passed an approved Uniform Salesperson examination in another state, only the Vermont State portion of the test will be necessary.
- Complete and submit the attached Vermont Real Estate Commission Application for Licensure as a Salesperson.
- Attach a letter from the Vermont broker with whom you will be associated, requesting the license be issued to that office. The request must be signed by the Vermont principal broker.
- Submit the Applicant Statement Regarding Child Support, Taxes, and Unemployment Compensation.
- Submit the licensing fee of $50.00 to the Vermont Real Estate Commission. Checks should be made out to the Vermont Secretary of State's Office.

How to be license as an Out-of-State Broker
Active out-of-state Brokers applying for a Vermont Broker's license must:
- Complete a Vermont broker pre-licensing course. If you have completed at least 40 hours of broker pre-licensing education, only the Vermont broker law pre-licensing course is required.
- If you currently licensed as a broker in another state and have been licensed for at least two years, including time as a salesperson and passed an approved Uniform Broker examination in that state, only the Vermont State portion of the test will be necessary;
- Complete and submit the attached Vermont Real Estate Commission Application For Licensure as a Broker;
- If you will be working for a broker, submit a letter from the broker with whom you will be associated. If you will be working as a sole proprietor, a letter is needed stating this along with your mailing and physical addresses. You may have your legal name followed by either the words "Real Estate" or "Broker". If you will be working under another name it must be registered with the Corporations Division, at (802) 828-2386, as a DBA (doing business as); a copy of the registration approval by the Corporations Division must accompany your application for licensure. If you wish to register a real estate brokerage firm other than a sole proprietor it must also be registered with the Corporations Division; a copy of the registration approved by Corporations must accompany the real Estate Commission Application for Registration;
- Complete and submit the attached Applicant Statement Regarding Child Support, Taxes, and Unemployment Compensation Contributions.
- Submit the licensing fee of $50.00 to the Vermont Real Estate Commission. Checks should be made out to the VT Secretary of State's Office.
